Woodend Creative – Creative Workspace Marketing, Brochure Design & Photography
Woodend Creative is a creative industries hub in the heart of Scarborough, providing workspace for businesses alongside gallery, exhibition and event spaces within a distinctive Grade II* listed building.
Fitzpatrick Design was commissioned to create photography and a marketing brochure that would communicate the character of Woodend and promote the breadth of facilities available within the building.
The project required more than simply documenting the space. Our role was to capture the distinctive combination of heritage architecture, contemporary workspace and creative community that makes Woodend different from conventional serviced office accommodation.
Through art direction, photography and editorial design, we created marketing communications designed to position Woodend as an inspiring place to work, meet, exhibit and hold events on the Yorkshire coast.

THE BRIEF
Woodend is much more than an office building.
The historic property combines managed workspace with an art gallery and spaces capable of hosting exhibitions, meetings and events.
Fitzpatrick Design was asked to create photography and a marketing brochure that could communicate these different aspects of Woodend while capturing the character of the building itself.
The challenge was to present the practical benefits of the facilities while conveying something less tangible: the atmosphere, heritage and creative energy that distinguish Woodend from more conventional workspace environments.
THE CREATIVE APPROACH
Our approach centred on the experience of being at Woodend.
Rather than treating the project simply as a property brochure, we considered how photography, layout, typography and editorial structure could work together to tell the story of the building.
The photography captured both the architectural character of Woodend and the contemporary spaces within it, providing a visual library capable of communicating the quality and individuality of the environment.
These images became an integral part of the brochure design, allowing the publication to balance practical information with strong visual storytelling.
The result was marketing material that communicated not just what Woodend offered, but what it felt like to be there.
CREATIVE WORKSPACE MARKETING
Creative workspaces need to sell more than square footage.
For freelancers, entrepreneurs and growing businesses, the environment, community and character of a workspace can be just as important as its practical facilities.
Woodend offered a particularly distinctive proposition: contemporary business accommodation within an historic building, surrounded by creative organisations, gallery spaces and cultural activity.
Our marketing approach was designed to communicate that broader experience, helping potential tenants and users understand what made Woodend different from conventional office accommodation.
THE RESULT
The finished brochure and photography provided Woodend with a professional marketing resource capable of communicating the breadth and character of its offer.
Rather than presenting the venue simply as serviced office accommodation, the creative positioned Woodend as a distinctive workspace and cultural destination — combining heritage architecture, contemporary business facilities, gallery space and an established creative community.
The project demonstrates how considered photography and editorial design can help property, workspace and cultural organisations communicate the qualities that make a place distinctive.
“I’m absolutely delighted with the work Fitzpatrick Design has produced for Woodend. The team worked hard to understand the brief and demonstrated a high degree of professionalism throughout the design and consultation process. I’d have no hesitation in recommending them.”

BROCHURE & EDITORIAL DESIGN
A successful property or venue brochure needs to combine information with aspiration.
Potential tenants, event organisers and visitors need practical details, but they also need to understand the character and quality of the place being promoted.
For Woodend, Fitzpatrick Design created a marketing brochure that brought photography and editorial design together within a clear and engaging visual structure.
The publication helped present Woodend's workspace, gallery and multi-purpose facilities as parts of one distinctive destination rather than separate individual offerings.
ART DIRECTION & PHOTOGRAPHY
Photography played a central role in communicating the Woodend experience.
The building combines historic architectural details with contemporary working environments, creating a visual contrast that helps distinguish the venue.
Fitzpatrick Design provided photography and creative direction designed to capture both the physical character of the building and the atmosphere of the spaces within it.
The resulting imagery provided Woodend with a strong visual resource for the brochure while helping potential tenants and users form a clearer impression of the environment before visiting.
HERITAGE BUILDING & PROPERTY MARKETING
Woodend's history is an important part of its character.
The Grade II* listed building was once home to the Sitwell family and later became the Wood End Museum of Natural History before being transformed into a creative workspace.
That heritage gives the property a personality that conventional office developments cannot easily replicate.
Our creative approach allowed the history and architecture of the building to contribute naturally to the marketing without allowing heritage to overshadow Woodend's contemporary purpose as a working creative hub.
GALLERY, EXHIBITION & EVENT SPACE MARKETING
Alongside its role as a creative workspace, Woodend incorporates gallery, exhibition and multi-purpose spaces.
This meant the marketing needed to communicate with audiences beyond prospective office tenants.
Photography and brochure design helped demonstrate how the building could support exhibitions, events and other activities, presenting Woodend as a flexible destination with cultural and commercial uses.
The project therefore sits naturally between property marketing, workspace promotion and cultural venue communications.
MARKETING A CREATIVE COMMUNITY
Buildings such as Woodend are ultimately defined by more than their architecture.
The businesses, organisations and individuals working within them create a community and give the space its energy.
Effective creative-workspace marketing therefore needs to communicate both place and possibility: the physical environment alongside the opportunities for collaboration, creativity and professional growth.
Our work sought to capture that sense of Woodend as a place where businesses could work within an environment shaped by creativity, culture and heritage.
